II.1)Description of the concession
II.1.1)Title attributed to the contract by the contracting authority:
Development of a Satellite Entrance at the Queens Medical Centre Tram Stop.
II.1.2)Type of contract and location of works
Realisation, by whatever means of work, corresponding to the requirements specified by the contracting authorities

NUTS code UKF14

Main site or location of works Nottingham University Hospitals NHS Trust, Queens Medical Centre, Derby Road, Nottingham NG7 2UH.
II.1.3)Short description of the contract:
The Trust is looking for a provider with design, build, finance and operational capabilities to develop a new 'satellite' entrance with concession outlets to link the existing hospital buildings with the new tram stop which is expected to be operational by January 2015.
The development is expected to serve the general population but particularly, patients and visitors accessing the hospital from the tram.
The successful contractor must deliver the new satellite entrance physically linking the tram stop with the hospital at level B (1st floor) no later than January 2015 to coincide with the scheduled opening of the tram.
The actual satellite entrance to the hospital can be separately contained at the inner part of the new space leaving the concession space open and /or closed at any agreed time; however access to the hospital will be required during times that the tram is operating.
General Information:
The Trust therefore anticipates that the successful contractor will lease from the Trust a specified plot of land, construct the new satellite entrance and concession space together with necessary services, and thereafter secure appropriate tenants for the duration of the its lease.
The lease is expected to be for a period of 25 years after which the land, satellite entrance and concession space will revert to Trust ownership.
There is approximately approx. 2 000m2 of available land located between the QMC buildings and South Road. The development is intended to provide a satellite entrance
and space on two floors sufficient to support the planned concessions.
The Trust may however wish to develop further floors at a later stage for clinical or other purposes though such development is outside of the scope of this procurement.
Such further development potential however needs to be factored into the design in order that the foundations would be designed to accommodate the weight of (up to) a further 2 floors and the design and location of the plant would enable future build with the minimum of disruption.
The concession space may be provided at both level A (ground floor) and level B.
The Trust anticipates awarding the contract in early 2014 with access to the land being made available in the middle of 2014 for completion of satellite entrance before the tram stop is opened in January 2015.
The primary requirement is expected to be delivered at zero or nominal net cost based on the concession opportunity.
Variant bids will be considered in provisions of the Invitation to Negotiate
