Places for people group is one of the largest property management, development and regeneration companies in the UK. We build, sell and rent homes, and provide services and support to those who live in them. Places for people is a not - for-dividend organisation.
Cotman Housing Association, a part of the places for people group, has a development opportunity available combining land disposal and requirement to construct 16 affordable housing units.

II.2.1)Total quantity or scope:
The site is located on the corner of Fengate Drove and on the Brandon Road (A1065) to the north of Brandon town centre. The area is characterised by a mix of residential and commercial uses and has excellent access to Brandon Railway station.
Brandon is a market town situated in the Breckland Area on the Suffolk and Norfolk border. The town benefits from being on the train line between Norwich (47 minutes) and Cambridge (38 minutes).
The site extends to approximately 1.49 hectares (3.68 acres) subject to survey and is suitable for C3 residential development.
The property received planning permission for 63 dwellings comprising of 2 x 4 bed house, 38 x 3 bed houses, 9 x 2 bed houses and 14 x 2 bed flats.
There is a Unilateral Obligation as part of the planning permission which means the developer must provide 25 % affordable housing (16 units), provide an open space as per the approved plans and provide an education contribution of 86 806 GBP (index linked).
The property is being disposed of by the places for people group. As part of the operation places for people deliver affordable housing across East Anglia through their company Cotman Housing Association. As a condition of the sale places for people would expect the developer to provide Cotman with 16 affordable dwellings which would have to be delivered as part of a unilateral obligation. The affordable units would be purchased by Cotman on completion.
These properties would be 16 x 3 bed, (6 person occupancy) value per property 72 250 GBP.
Bidders must satisfy themselves as to the availability of utility services. A new foul drainage pumping station has been constructed on site to service the development. We believe there is an electricity substation on site and overhead power lines crossing the site from north to south.
The tenure is freehold.
All parties are responsible for their own legal costs.
In awarding a public works concession contract, places for people is not bound by the formal procedures in the Public Contracts Regulations 2006 and reserves the right to deviate from those requirements. However, places for people intends to conduct a process similar to the open procedure to appoint a concessionaire for this opportunity.
Guide price- offers are invited in excess of 800 000 GBP.
Bidders should seek independent financial and technical advice in assessing the cost of delivering the affordable housing specification and also the development potential of the development land.
