Places for People Group is one of the largest property management, development and regeneration companies in the UK. We build, sell and rent homes, and provide services and support to those who live in them. Places for People is a not- for-dividend organisation.
Cotman Housing Association, a part of the Places for People Group, has a development opportunity available combining land disposal and requirement to construct 5 affordable housing units.

The site is located on Ainsworth Road, off Grove Lane which is a popular residential location to the east of Holt town centre and Greshams Preparatory School. From the town centre you would locate the site by driving eastward along Grove Lane and then turn right into Meadow Close. Ainsworth Road is the first turning on the right.
Holt is a well regarded Georgian market town situated in North Norfolk countryside. The town has many amenities including interesting antique, arts and crafts and gist shops, restaurants and pubs. On the edge of the town lies Holt Country Park and the North Norfolk coastline is easily accessible.
The site is situated 25 miles from Norwich and 6 miles from Sheringham.
The site extends to approximately 0.252 hectares (0.622 acres) subject to survey and is suitable for C3 Residential Development.
We understand that the site was formerly part of a larger property which accommodated an industrial premises. Part of the larger site has now been developed which comprises a new retirement scheme by McCarthy and Stone and residential dwellings by Places for People, both of which neighbour this site.
The purchaser will have to satisfy themselves as to the ground conditions of the site, although some historic ground investigation reports from the adjacent development are avaible for reference only in the information pack.
The site received Outline Planning Permission for residential development in 2004. This was part of a wider application for redevelopment which has resulted in the development of the adjacent sites consisting of 21 dwellings by Places for People and retirement dwellings by McCarthy and Stone.
The site was then subject to a specific Reserves Matters application in 2007 for the erection of 16 dwellings (14 houses and 2 flats). We understand that this application was granted subject to the signing of a S106 Agreement. However, this was never signed and the application was subsequently withdrawn.
The property is being disposed of by the Places for People Group. As part of the operation Places for People deliver affordable housing across East Anglia through their company Cotman Housing Association. As a condition of the sale Places for People would expect the developer to provide Cotman with 5 affordable dwellings which would have to be delivered as part of a S106 Agreement on a new scheme of 14 dwellings. The affordable units would be purchased by Cotman on completion. In summary Cotman would require the following dwellings at the set price and must comply with Homes and Community Agency, Design Quality Standards; 3 x 2 bed (4 person occupancy) - value per property 65 500 GBP and 2 x 3 bed, (6 person occupancy) - value per property 83 000 GBP.
Bidders must satisfy themselves as to the availability of utility services.
The tenure is freehold.
All parties are responsible for their own legal costs.
Prospective purchasers can view the site from the public highway during daylight hours.
In awarding a public works concession contract, Places for People is not bound by the formal procedures in the Public Contracts Regulations 2006 and reserves the right to deviate from those requirements. However, Places for People intends to conduct a process similar to the open procedure to appoint a concessionaire for this opportunity.
