Refurbisment works in relation to 11a Regent street. 11 a Regent street is a Grade II listed building situated at 11A-D Regent street, London within the Regent street conservation area. The property is held by the West Midlands Metropolitan Authorities Pension Fund under a long lease from the Crown Estate. The building was completely rebuilt behind a retained facade in 1994 with the tenant’s fit out to Category B standard following in 1996.
The building accommodates 37,152ft2 within a basement, ground and 7 upper storeys. The established planning uses are B1 offices and a small retail unit at the ground floor for use as either A1 or A2.
The brief requires the interior to be stripped-out during a separate enabling contract in anticipation of an extensive refurbishment of the building, which is to include the following works:
- Cat A refurbishment of all office floors,
- Ground floor retail unit accessed from Regent street,
- Ground floor reception,
- First to seventh floors to be high quality office accommodation,
- Refurbishment of all common parts and facilities,
- New services throughout,
- Breeam excellent/very good rated development,
- British Council of Offices Compliant building,
