EMA requires its premises to be maintained to the highest standard so that staff and delegates can enjoy a pleasant working environment and all installations function efficiently and safely. Any breakdowns occurring must be repaired swiftly and any parts required fitted promptly and correctly. A high standard of workmanship and safe working practices are required. EMA's premises include 8 floors in No 7 Westferry Circus and 3 floors in No 1 Westferry Circus with a total surface area of 16 439 m2 and 2 store rooms in the basement. The passenger, fireman and goods lifts, lift lobbies, staircases, the main toilet blocks and risers are maintained and serviced by the landlord's building management company.

The following breakdown shows areas where typical general maintenance and minor building works are carried out at EMA:
- electrical (investigations, light fittings, distribution boards, power sockets, floor boxes),
- plumbing (sinks, showers, drains),
- gas (equipment connections, installation alterations, fault investigations),
- carpentry (doors, locks, door frames, door closers, kick plates),

The Agency advises that the total final value of this contract is to be increased by negotiated procedure to 520 000 EUR. The purpose of this notice is to advise that, in accordance with Article 158(a) of its general Implementing Rules, the Agency shall not implement the increase to total contract value which is the subject of this notice until 14 calendar days have elapsed commencing the day following publication of this notice in the 'Supplement to the Official Journal of the European Union'. If necessary the Agency may suspend the implementation for additional examination if this is justified by the requests or comments made during these 14 calendar days or by any other relevant information received.
The contract value stated in this award notice is the estimated value over 4 years, without this being binding on the Agency.
